How to research NYC building violations
“Building violation” can refer to several agencies and enforcement systems. Identify the publisher and record type before drawing any conclusion.
Separate DOB, OATH/ECB, and HPD records
DOB violations concern the Construction Codes and related building rules. DOB also publishes summons information associated with OATH/ECB adjudication. HPD violations arise from Housing Maintenance Code and Multiple Dwelling Law enforcement. These systems overlap in subject matter but are not interchangeable.
Search by the strongest identifier the dataset supports—usually BIN for building records or borough/block/lot for parcel and housing records—and retain the exact identifier used.
Read the lifecycle fields
A violation record may expose issue date, violation number, class or severity, description, disposition, certification, hearing, penalty, or status fields. Field meanings differ by dataset and can lag agency systems.
Open the official agency record for current enforcement posture. A closed item can still be relevant history, while an old item labeled open may require agency confirmation.
- Match the violation number before deduplicating records.
- Keep issue and disposition dates distinct.
- Do not infer correction solely from a status label without checking the publisher's current record.
Interpret an empty result carefully
No returned rows can mean the queried dataset had no matching record, but it can also reflect identifier coverage, date boundaries, delayed publication, or a source failure. It does not establish that the property is compliant or safe.
Questions for follow-up
For a material record, ask what condition was cited, whether the agency accepted correction, whether related permits or inspections exist, and whether a professional should inspect the condition. LotContext keeps those records linked to the source and shows incomplete source coverage explicitly.
