How much you can research

  • 20 property reports per rolling 30 days.
  • No more than 3 reports in any 24 hours.
  • One search runs at a time; start the next as soon as it finishes.
  • Reopening a report you already ran is free and never counts against a limit.

What every report includes

  • Available PLUTO parcel data, DOB NOW filings and permits, HPD violations, and ACRIS recorded-document metadata for the parcel.
  • The source and retrieval time behind every record, with a link to the official source.
  • A visible status for each source, including ones that returned nothing or failed.
  • A saved snapshot you can revisit, share with a link, print, or save as PDF.

Paid access

Paid checkout is not open yet. We are preparing a one-time saved property brief, with no subscription. Try the free workspace and tell us about the property research you need; we can explain current coverage before you commit to a purchase.

Tell us what you need

For professional teams

Brokerages, managing agents, architects, investors, and law firms that research properties every week can ask about higher limits, monitoring more properties, or API access. A person replies; there is no automated sales sequence.

What uses up an allowance

Starting a collection for a new or stale property uses your collection allowance. Recent shared collections are reused without a new reservation, including evidence collected by another account. Completed collections are reused for 24 hours; incomplete collections can be retried after 5 minutes. Reopening saved evidence uses none. Failed collections release their reservation. Allowances do not accumulate.

Your reports stay yours to revisit

Completed reports remain in your account and stay readable. Deleting your account ends access to them.

LotContext provides public-record research support. Source outages or missing records can produce partial results, and a report never certifies title, safety, legality, or compliance. See our terms and support.
