For managing agents and building operators

Keep track of violations and filings across the buildings you manage.

Save each building, see open HPD violations by class with correction-by dates, follow DOB NOW filings and permits, and get told when LotContext observes a new record.

Free account, no credit card. Or start with the free BBL lookup without an account.

The problem

Where the time goes today

Notices arrive late or not at all

HPD Online and DOB NOW show one building at a time. A violation or filing can sit on the public record for weeks before it reaches your desk.

Owners want a status report

Boards and owners ask what is open, what was certified, and what changed since last month. Pulling that together by hand takes hours.

Contractor filings happen under your buildings

Contractors and owners file DOB NOW jobs and permits on your properties. You should know when they do.

A working session

How property managers use LotContext

  1. 1

    Add each building

Run each address and confirm its BBL and BIN, so records attach to the right lot.

  2. 2

    Triage HPD violations

Sort open violations by class (A, B, or C) and correction-by date. Each one links to its HPD record.

  3. 3

    Review DOB NOW activity

Check job filings and approved permits for work you did not expect, or work that still needs sign-off.

  4. 4

    Save and turn on alerts

Saved properties surface newly observed records when they are refreshed, so the next review starts from what changed.

  5. 5

    Report to owners

Share a dated brief with owners or the board as a status snapshot.

Sources and freshness

LotContext reuses recently collected evidence and collects new or stale properties when you request records. Each source retains its retrieval time. Catalog publication dates below describe the dataset's latest publication in LotContext, not freshness for every property. Check the source status and timestamps in your own report.

Plainly stated

What LotContext does not do

  • HPD complaints, DOB violations, and ECB/OATH summonses are not in the current collection. Only HPD violations are.
  • Alerts depend on LotContext refreshing the property. They are not real-time agency notifications and do not replace notices served on the owner.
  • There is no rent registration, rent stabilization, or registration-status data.
  • Multi-user team workspaces are not available yet. If you manage a portfolio, tell us its size in a professional access request.

LotContext is research support from public records. It is not legal, title, engineering, or municipal advice, and missing records do not prove compliance or safety. See the methodology.

Questions

Common questions

Are alerts real-time?
No. They report records LotContext newly observes when it refreshes a saved property. Agency notices served on the owner remain the authoritative notice.
Can I track a whole portfolio?
Each account can save properties and set alerts within its plan limits. For a larger portfolio, request professional access and we will discuss limits.
Does LotContext certify or dismiss violations?
No. It shows what HPD published. Certification and dismissal happen with HPD.
