For acquisitions teams and private investors

Screen NYC acquisitions against the public record in minutes.

Before you underwrite, check open HPD violations, recent and in-progress DOB NOW work, ACRIS document history, and lot and building facts. Each item comes with a source and retrieval date you can hand to counsel.

Free account, no credit card. Or start with the free BBL lookup without an account.

The problem

Where the time goes today

Deal flow outpaces manual research

Most addresses on a list will not survive screening. Spending an hour per address in city systems does not scale.

Open items become cost items

Open Class C violations and unfinished DOB NOW jobs belong in the underwriting before the LOI, not after.

Document history is split from the building record

ACRIS deeds, mortgages, and agreements are indexed by lot, separately from DOB and HPD records.

A working session

How investors use LotContext

  1. 1

    Run the list

Run each address. LotContext reuses recently collected evidence, so a second look costs less time.

  2. 2

    Compare candidates

Put up to four saved properties side by side: lot facts, units, year built, and record counts.

  3. 3

    Flag open items

Note open HPD violations by class and in-progress DOB NOW filings for each candidate.

  4. 4

    Read the document trail

Review ACRIS document types and recorded dates. Party names appear only as recorded, by role.

  5. 5

    Monitor what you pursue

Save properties under LOI or contract so newly observed records surface while you close.

Sources and freshness

LotContext reuses recently collected evidence and collects new or stale properties when you request records. Each source retains its retrieval time. Catalog publication dates below describe the dataset's latest publication in LotContext, not freshness for every property. Check the source status and timestamps in your own report.

Plainly stated

What LotContext does not do

  • There is no rent roll, rent stabilization status, DOF sales, assessed value, tax, or lien data.
  • ACRIS coverage is document metadata only. It does not establish title or ownership.
  • LotContext is research support, not underwriting, appraisal, or legal advice.

LotContext is research support from public records. It is not legal, title, engineering, or municipal advice, and missing records do not prove compliance or safety. See the methodology.
